Abstract

Housing affordability has become an increasingly critical issue in Spanish cities, especially in island contexts such as Las Palmas de Gran Canaria, where tourism is a key factor. The declaration of stressed residential areas following the approval of the Right to Housing Law 12/2023 has prompted the city's municipal council to process this declaration for the entire municipality. This study presents some of the findings regarding the housing problem in Las Palmas de Gran Canaria, focusing on the criteria established by the law and examining the demographic, socioeconomic, and residential inequalities that define the city's housing crisis. The article also aims to assess the potential effects of rental price controls in the city, beyond price caps, and the need for additional measures to ensure sustainable and equitable access to housing.
