Conflictos de uso turístico y residencial en Canarias

Abstract

Se aborda en este artículo el fenómeno del alojamiento turístico extrahotelero. Para ello se toman como referencia las conclusiones del seminario de la Universidad de Verano de Maspalomas de 2024, donde se analizó el tema atendiendo a sus claves normativas, económicas y sociales y las transversales entre ellas. Se concluye, tras el estudio del fenómeno en las Islas Canarias, que la residencialización no tiene cabida en una sociedad con un modelo económico con alta dependencia del turismo; también que es necesaria una ordenación e inspección efectivas, para evitar especialmente que tras la conversión transitoria de alojamientos turísticos autorizados y regulados como tales en viviendas residenciales acaben siendo viviendas vacacionales. Procedimientos que, como revelan los datos manejados, suponen una pérdida económica para el destino turístico y para la ciudadanía en su conjunto.

This article addresses the phenomenon of non-hotel tourist accommodation. To this end, the conclusions of the seminar of the Summer University of Maspalomas in 2024 are taken as a reference, where the issue was analysed according to its regulatory, economic and social keys and the cross-cutting aspects between them. It is concluded, after the study of the phenomenon in the Canary Islands, that residentialization has no place in a society with an economic model with a high dependence on tourism; also that effective planning and inspection is necessary, especially to avoid that after the transitory conversion of tourist accommodation authorised and regulated as such into residential homes they end up being holiday homes. Procedures that, as the data revealed, represent an economic loss for the tourist destination and for the citizens as a whole.
