Abstract: La vivienda vacacional ha experimentado un elevado crecimiento en los últimos cinco años en Canarias, localizándose tanto en espacios urbanos como turísticos. La tardanza con la que desde la comunidad autónoma se ha regulado esta modalidad de alojamiento y las controversias jurídicas y sociales que envuelven la actual normativa, por un lado, y la casi nula ordenación que se ha hecho desde las corporaciones municipales, por otro, ha provocado que la actividad haya experimentado un crecimiento condicionado casi exclusivamente por las coyunturas turísticas. Todo ello ha generado malestar entre los empresarios turísticos y el crecimiento de los precios en los alquileres tradicionales. En esta aportación se analiza la regulación, implantación y desarrollo de la vivienda vacacional en Canarias y, más concretamente, en Las Palmas de Gran Canaria. Para ello se usan, principalmente, fuentes normativas, urbanísticas y el registro oficial de vivienda vacacional. La aportación pone de manifiesto que la actividad se desarrolla según los vaivenes del mercado turístico, reconociéndose una etapa de crecimiento fuerte hasta la actualidad y una distribución territorial en el espacio urbano que impacta en los mercados locales de la vivienda.
Touristic housing, located in both urban and touristic areas, has experienced a considerable growth in the last five years in the Canary Islands. The delay in the regulation of this type of accommodation by the Autonomous Community Administration, as well as the legal and social controversies surrounding the present regulations, on the one hand, and the virtually non-existent regulations in this respect by the Municipal Administrations, on the other, has led to a growth in this activity conditioned almost exclusively by the touristic situation. All this has generated a climate of unease among tourism entrepreneurs and an increase of prices of traditional rents. This paper analyses the regulation, implementation and development of vacation rental in the Canary Islands, particularly in Las Palmas de Gran Canaria. For this purpose, we mainly use regulatory and town planning sources, as well as the official holiday housing register. Our contribution shows that the activity develops according to the ups and downs of the touristic market. A period of strong growth up to the present day and a territorial distribution in the urban space, that has an impact on local housing markets, can be observed.
